Vera Mar is a fixed-rate project with a first-rate mortgage guarantee that consists of financing the costs for the real estate development and construction of block 6 of the Puerta de Oriente urbanisation, a building with 9 homes and 9 parking spaces.

The total built area of the development is 802.49 m2.
The distribution of the dwellings is as follows: ground floor (4 dwellings), first floor (3 dwellings) and second floor (2 dwellings).
Of the 9 homes that make up the project, 9 are already reserved, which represents 100% of the development.
The total duration of the project will be 18 months with a possible extension of an additional 3 months with a NIR of 9,5%.
This loan of €300,000 corresponds to the first tranche of a project of €1,000,000 (three phases of the project are foreseen). The duration of this tranche is estimated and is conditional on the time during which the loan for this phase of the project is being financed.
The mortgage guarantee provided by the promoter are the 9 dwellings object of the project located in the Sector R-13 of Vera, on plot 2.5 of the Urbanisation Puerta de Oriente in Vera, Almería, Spain.
According to the valuation certificate issued by Tinsa dated 28/01/2025, the current mortgage/valuation value of the property described is 617.939,37€.
Therefore, the valuation of the mortgaged property on the loan is 205.97% (mortgage value 617,939.37€ / loan amount 300,000€). The LTV (Loan To Value) of the project is 48.54% (loan amount €300,000 / current appraised value €617,939.37).
The estimated value of the property in a completed scenario according to the comparison method amounts to €1,799,103.45.
The Collateral Agent chosen for this project is Collateral Gestión S.L., a professional firm with extensive experience in financial sectors that provides advisory services and fiduciary services in the issuance of bonds, guarantees and other securities. Collateral Gestión S.L. is not affiliated to any financial services group.
The developer of the project is Promotora Caporchanes S.L., a company with extensive experience in property development and building construction. The promoter has a share capital on 31/12/2023 of €309,360 and equity on 31/12/2023 of €9,207,034.96.
This is the first tranche of the developer's fourth project on the platform, the first two (Puerta de Oriente project and Vera Playa project) were repaid before their repayment date and with higher than expected IRR and the third (Vera Residencial I and Vera Residencial II project) is up to date with payments and is progressing according to plan..
In the future, the developer may apply for other loans through the platform to obtain financing for the execution of other projects within the legal limits provided that its financial situation so permits. In this way, the company's future leverage may be higher.

GLOVAL will carry out the monitoring of this project, having a permanent control of the destination of the capital provided by the investors and delivering this capital to the promoter according to an agreed schedule after delivery of justification of compliance with certifications. To this end, the promoter and the monitoring company will open an escrow account where the funds financed by the investors will be transferred in such a way that each provision to the promoter must be justified to the monitoring company, thus not delivering the full amount of the loan to the promoter at once. To this end, the Platform will take the necessary steps to open the opportunity account in the collaborating payment institution (Lemonway), the holder of which will be the company promoting the Participatory Financing Offer. The funds will be made available through the verifying company by means of a schedule of drawdowns in which all the project expenses to be met by the promoter will be duly justified.
The project is located in the Urbanization Puerta de Oriente, in the area of El Playazo in Vera, a coastal town in the province of Almeria, Spain.

The urbanization "Puerta de Oriente" is located only 2 km from the future AVE station of Vera, within the Mediterranean corridor, which puts Vera in the small club of municipalities of the Spanish Mediterranean coast, with stations of the high speed train network.
Housers will not charge any fee to the investor for this opportunity. The developer will be charged a fee that is determined based on a % of the funds raised for the project, provided that the project is successfully closed, i.e., that the funding target published on the platform is reached. In case it is not successfully closed, Housers will not charge this fee. Once the campaign is finished and as a previous step to the delivery of the money to the developer, this commission is deducted from it in favour of Housers. It does not affect the final profitability obtained by the investors, since the developer is the one who assumes its cost. In this opportunity, Housers' commission is 5.5% + VAT being the commission financed within the opportunity.

The amounts of the loan not drawn down by the developer while waiting to reach the next milestone of the drawdown calendar will always be in the Housers Account of the developer in the payment entity used by the platform ("Lemonway") until the developer requests the drawdown, which will be authorized by the monitoring company if the developer meets the requirements established by the monitoring company.
